The Breyer Estates Executive Board must be notified in writing that you are selling your unit along with the name and address of the person(s) you are conveying it to as well as a copy of the sales contract at least 30 days prior to conveyance. Upon receipt of this notice, the Association will prepare a certificate required by Article 3407 of the Pennsylvania Uniform Condominium Act for which a fee will be charged to the seller. 

It is the responsibility of the Secretary of the Condominium Association to maintain a register of all permitted mortgages, showing the name and address of the mortgagee and the amount secured. It is also the responsibility of the Secretary of the Condominium Association to notify the new buyers of their mortgagee, in writing, of any delinquent monthly assessments pertaining to the unit being sold. 

It is therefore the sellers responsibility to see that the new purchaser receives a set of the Declaration of Condominium, Bylaws, Rules and Regulations, and all the amendments to date. The seller may obtain a set of these documents from the Management Office.
