The Common Element, Limited Common Elements and Units
Common elements shall not be obstructed in any way and the halls and stairways shall be used for no other purposes than entrance/exit to and from the units and other common places. In addition, no trash boroughs, garbage cans, kitchen supplies, ice, delivery packages are to be left in these common areas. No such articles (clothing, towels, blankets etc.) should be placed in the halls or on the staircase landings, including the balconies and windows. Lastly, door mats of any size are prohibited from being placed in the corridors outside the entrance to a unit. Balconies shall not be used as a place of storage, nor shall any devices such as freezers, refrigerators or ice chests be kept thereon.
No unit owner, tenant, mortgagee, or their guests are permitted access to the roof area of the building unless stated otherwise.
Door-to-door solicitation of any kind by unit owners, tenants, mortgagees, their guests, invitees or any other persons is strictly prohibited.
Exterior shades, awnings, external lighting, window guards, ventilators, or exterior air conditioning devices shall be used in the units, common elements, or limited common elements without specific prior written approval by the Executive Board.
No alterations, painting, customizing, enclosures, wind screens or additions of any kind whatsoever shall be made to the balconies without specific prior written approval by the Executive Board.
Signs, signals, and advertisements shall be inscribed or exposed on or at any window or other part of the building nor shall anything be projected out of any window of the building. This includes the prohibition of any radio, television or other appurtenance to be attached to or hung from the exterior of the building and/or balconies.
Noise should be kept at a reasonable and respectful level at all times, particularly during the hours of 11 pm and 9 am.
It should be understood that all units and limited common elements shall conform to the building standards of integrity and appearance. All parties are fully responsible for maintaining the unit premises and limited common elements appurtenant to such unit and for damages to common elements and limited common elements.
No unit owner or occupant shall or shall permit the presence any highly flammable, combustible, explosive or other hazardous fluid, material, chemical or substance except those in common use for ordinary household purposes.
Barbecuing or other forms of cooking shall NOT be permitted on any balcony or any portion of the units, common elements, or limited common elements.
Unit owners and occupants should be respectful and compliant with peaceful possession and proper use of the property.
No unlawful use shall be made of the unit or any other portion of the property and all valid laws, zoning ordinances and regulations of all governing bodies having jurisdiction thereof shall be observed by unit owners, tenants, mortgagees and their guests.
