Delivery Men and Other Employees of Unit Owners
All deliveries of any kind whatsoever, including but not limited to newspapers, market goods, laundry and other types of parcels or packages shall be signed in the security offices and shall use the entrance so designated by security or management.
No contractor or workman employed by any owner or occupant shall start work or make a delivery before 8 am or continue work past 4 pm except for emergency repairs or consent from management. No work or deliveries may be made on a Saturday or Sunday or other legal holiday which may disturb another unit owner or occupant. The days and times of authorized delivery arrangements are Monday through Friday, 8 am to 4 pm.
Unit Contractors GUIDELINES
A certificate of insurance is issued to the Management Office from the Contractors insurance company showing the Condominium Association as the certificate holder and additional paperwork must be presented prior to starting work.
The contractor may only work between the hours of 8 am and 4 pm, Monday through Friday.
There is no drilling into the concrete floors or ceilings.
The Owner or the Owner's Contractor is responsible to obtain all necessary permits from the Township prior to beginning work.
At no time is an alteration to affect the common area (plumbing, electrical structure etc.) without prior permission of the Executive Board.
The Contractor(s) truck(s) must be parked in the lower lot and arrangement must be made in advanced for loading and unloading materials.
Contractors are not permitted to use the grey shopping carts or luggage carts stored in the garage lobbies. Metal carts are available - inquire at the front desk.
Arrangements must be made in advanced if an area outside of the unit is needed for the preparation of materials. Contractors should be aware that materials and/or tools may not be left in the hallway at any time.
It shall be the sole responsibility of each unit owner or occupant to warrant that the tradesperson, worksperson or other type of delivery person have the proper insurance to protect adequately the Condominium Association, Management and the employees of the building from any damage or injury sustained by and as a result of the action or non-action of the unit owners or occupants or any other involved agents. In any event, the ultimate responsibility shall rest with the unit owner and/or occupant for whom such work or service was being performed.
